The Boiler System Process
Here’s what happens when a boiler detects a drop in temperature:
- The boiler turns on and uses either oil, gas, electricity, or coal to create heat.
- The heat from the source is used and heats the water inside the boiler.
- Heated water creates steam, which is sent throughout the business via radiators, where it gives off heat to warm the air.
- As the steam condenses, it travels back to the boiler, where the process continues until your business reaches the desired temperature set on your thermostat.
Signs Your Boiler Needs Maintenance

- No hot water – Your thermostat may be set too low, or it could be a larger underlying problem such as broken parts or valves needing replacement.
- Leaks – Leaks can cause an increase in cost and can also lead to a complete system failure or structural damage. An indication of a leak is water outside of the unit itself or puddles on the floor.
- Low water pressure – If your hot water is working but is coming out of the faucet very slowly, your boiler’s pressure could be the cause. A decrease in pressure could be the result of a leak or blockage located somewhere in the system. This issue could affect the entire facility.

- Staybolts: Staybolts should support a boiler plate completely, allowing free water circulation throughout the system. As a part of your boiler maintenance program, you should have your staybolts checked and replaced regularly if needed.
