FAIRMONT HOTEL
AUSTIN, TEXAS
The Fairmont Hotel, located in downtown Austin, is a 37-Story, 1.4 million square foot hotel with 1,048 guest rooms, a rooftop pool deck, ballrooms, meeting spaces, a high-end spa and fitness center, restaurants and lounges. It was Austin’s largest hotel at completion.
Brandt’s scope involved the building Podium, 4 Levels of below grade parking, and 7 stories of common areas and mechanical rooms supporting the remainder of the guest room tower. The project was cost-plus and involved the mechanical and plumbing systems.
Utilizing Austin Energy’s chilled water loop, the mechanical system provides conditioned air to the common areas via 17 AHU’s. There were more than 300 air terminal units and 50 fan coil units in our scope. The plumbing and mechanical serve two ballrooms, multiple meeting rooms, a spa, seven kitchens, two restaurants, three bars, and an outdoor amenity deck.
Brandt was hired to place the project back on schedule, after a previous contractor was removed from the Podium scope. Picking up in the middle of a project, with no prior history of it, proved the most difficult. There was a learning curve with little time to plan in order to understand what had been completed, what still needed completing, and determining what was deficient. With some long hours and determination, Brandt’s team was able to get the project back on schedule.
